Building Your New Home on the Sunshine Coast

  • STEP 1: FINDING THE RIGHT BLOCK

    When looking for the right block, remember that flat or gently sloping allotments are generally more affordable to build on. Before you buy, speak with one of our sales consultants about the block you're considering to make sure your preferred home design will fit. Across the Sunshine Coast, from Noosa to Coolum and Kawana, our team knows the local landscape and can help you make a confident decision before you commit.


    If you've already purchased your block, we can advise on which home design suits your allotment best, taking into account the size of the home, number of bedrooms, outdoor entertaining areas and more.

  • STEP 2: GETTING STARTED

    Once you have settled on a design that it right for you our sales team will prepare and provide you with a Quotation based on any changes you may have made to the Design, any changes to Schedule of finishes, and any site works which may be required.

  • STEP 3: THE CONTRACT

    Once your design is finalised and your quotation approved, we move to a build contract. Standard Housing Industry Association contracts are prepared, with your final design and schedule of finishes forming part of the agreement. All documents will then need to go to your finance lender.


    A construction deposit is required upon signing, which covers:


    • Architectural design drawings
    • Structural engineering
    • Energy efficiency assessment
    • Covenants approval
    • Construction insurances
    • Soil testing and clarification report
    • Building certification permits
  • STEP 4: COLOUR SELECTION

    Colour Selections process is where we shall run through all your interior and exterior colours, Tiles, door hardware and fittings and cabinetry colours. One of the most exciting aspects of building your own home is choosing your colours to reflect your families taste and personalities. As Vanguard has been building homes since 2009 we understand that choosing the right colours  to your new home can at times be daunting, we have a trained consultants on hand to personally guide you through the colour selection process and provide advice throughout the selections.


    During your colour selection we also take time in going through your electrical inclusions (which were part of your schedule of finishes) where we mark out onto your floor plan proposed locations throughout your home on all power fittings. Colour Selections generally take approx 3-5 hours.

  • STEP 5: GREEN LIGHT

    Construction of your new home can commence once your land has settled and titles are in your name. Vanguard Homes will require all necessary documentation from your financial lender confirming authority to commence. If you'd like to visit your build outside of working hours, please let us know in advance so we can ensure the site is safe to do so.

  • STEP 6: HANDOVER

    Handover takes place upon the completion on your home. When all works are completed you will be invited to attend a final walk through inspection with the Building Supervisor, Here you can discuss any items that may require addressing prior to moving in. Once client/s are happy, bank has carried out a final valuation, all final monies have been paid, you will be presented with your keys to your new home along with all Certification Permits paperwork and Certificates.

  • STEP 7: SETTLING INTO YOUR NEW HOME

    Our commitment to you doesn't end at handover. Vanguard Homes provides a 12-month maintenance warranty from the date of handover, ensuring the transition into your new Sunshine Coast home is as smooth and enjoyable as possible.
