Step 1: Finding the Right Block
When looking for the right block remember that a gentle sloping or flat allotments are generally the more preferable as they can be more affordable to build on, why not speak with one of our sales consultants on the block you are looking at purchasing before you buy, to ensure the home design you are looking at will fit onto the block.
If you have already purchased your block of land, we can provide you with advice, on which home design is best suited to your allotment, our sales team can assist with everything from the size of home, number of bedrooms, outdoor entertaining areas and so on.
Step 2: Getting Started
Once you have settled on a design that it right for you our sales team will prepare and provide you with a Quotation based on any changes you may have made to the Design, any changes to Schedule of finishes, and any site works which may be required.
Step 3: The Contract
Once your design is final and upon approval of your Vanguard Homes quotation we then proceed to a build contract. Standard Housing Industry Association Contracts are then prepared, your final design and schedule of finishes will then form part of the Building Contract (all documents will then need to go onto your Finance Lender). Your construction deposit is required upon signing a building contract; this fee covers the following requirements:
- Architectural Design drawings
- Structural Engineering
- Energy Efficiency Assessment
- Covenants Approval
- Construction Insurances
- Soil Testing and clarification report
- Building Certification permits
Step 4: Colour Selection
Colour Selections process is where we shall run through all your interior and exterior colours, Tiles, door hardware and fittings and cabinetry colours. One of the most exciting aspects of building your own home is choosing your colours to reflect your families taste and personalities. As Vanguard has been building homes since 2009 we understand that choosing the right colours to your new home can at times be daunting, we have a trained consultants on hand to personally guide you through the colour selection process and provide advice throughout the selections.
During your colour selection we also take time in going through your electrical inclusions (which were part of your schedule of finishes) where we mark out onto your floor plan proposed locations throughout your home on all power fittings. Colour Selections generally take approx 3-5 hours.
Step 5: Green Light
The construction of your new home can commence building once you have settled on your land and titles are under owner’s name/s. Vanguard Homes will require all necessary documentation from your financial lender and they have given authority to commence construction. Should you want to visit your build (after hours) please advise us, to ensure the site is safe to do so.
Step 6: Handover
Handover takes place upon the completion on your home. When all works are completed you will be invited to attend a final walk through inspection with the Building Supervisor, Here you can discuss any items that may require addressing prior to moving in. Once client/s are happy, bank has carried out a final valuation, all final monies have been paid, you will be presented with your keys to your new home along with all Certification Permits paperwork and Certificates.
Step 7: Settling into your New Home
Vanguard Homes are committed to continuing our service to you even after the construction process has finished ensuring the process is smooth and pleasant. We will provide you with a maintenance service for the first 12 months from handover.
